The Controller is a managerial accountant with a wide range of accounting expertise. This role is able to seamlessly navigate between the macro and micro levels of the financial department. Objectives And Purpose:

The Staff Accountant is a versatile accounting professional with a wide range of accounting experience. This role understands, manages, and performs many of the detail level functions in the department. The Staff Accountant’s purpose is to ensure quality financial reporting by performing the payroll, AP, AR, and job costing functions throughout the department. The Staff Accountant is the expert technician for most of the financial department functions.

Position Duties And Responsibilities:

  • Create transaction entries for all accounts according to GAAP standards.
  • Management of Accounts Payable and Accounts Receivable
  • Prepare checks for approved invoices according to the company disbursement schedule.

Position Duties And Responsibilities:

Objectives And Purpose:

The Operations Specialist is the “Pipeline Champion”. This role facilitates the processes of project development, design, estimation, permitting, and other preconstruction tasks. The Operations Specialist increases efficiency between the point of first impression with a client and the point a proposal is presented. The OS serves the organization by ensuring the quality and timeliness of the process through driving project timelines and holding departments accountable to commitments. The OS acts as a point of accountability and project manager for jobs moving through the pipeline.

Position Duties And Responsibilities:

  • Facilitate communication between departments utilizing DISC.
  • Leverage department leaders to improve the speed and quality of deliverables between departments.
  • Maintain metrics on the percentage complete of deliverables handed off between departments.
  • Support stakeholders in their accountability to commitments made.
  • Manage engagement and timelines of third party services that are auxiliary to Design Service Agreements.

Objectives And Purpose:

The Senior Estimator builds accurate estimates for upcoming proposals. This role efficiently coordinates a team to accomplish a high volume and speed of estimation. The Senior Estimator has an advanced knowledge of construction methods and cost components.  This role has final ownership of information being handed off to the sales department prior to a proposal delivery.

Duties And Responsibilities:

  • Prepare accurate estimates of the projected cost of materials, equipment, labor, subcontractors and other resources for each specific project
  • Forecast and price the most reasonable means and methods of construction
  • Effectively and consistently communicate the status of estimates with Sales and their projected completion
  • Use historical data to efficiently generate rough estimates
  • Coordinate subcontractor bidding to maximize competitive pricing and improve budget accuracy
  • Conduct trade walks with Production Manager, Superintendent, Designer, and Estimator
  • Build final proposals with key cost component budgets backed by subcontractor bids
  • Recommend and incorporate a reasonable contingency considering risks and unknowns
  • Thoroughly review subcontractor bids for scope consistency
  • Consult Director of Production to evaluate scope difficulties, project schedule, and labor resources

Reporting Relationship: Senior Estimator

Objectives and Purpose

The Estimator is able to dissect a construction project into components and calculate costs. This role requires a technically strong and detail oriented mindset to ensure the project scope is completely accounted for. The Estimator leverages software resources, historical data, trade partners, and other construction professionals in the company to assemble the most accurate, complete, and clear cost information about a proposed scope of work.

Overview & Principal Responsibilities

  • Assist Senior Estimator in preparation of project estimates. Manage data of projected costs as determined by Senior Estimator.
  • Coordinate bidding of subcontractors and suppliers. Take the total project scope of work and define it by trade.
  • Track which plan sets have been circulated to which vendors and which vendors have returned a bid.
  • Effectively communicate the status of estimates with the Senior Estimator. Provide information regarding the development and progression of estimates through completion.
  • Assist in identifying scope inconsistencies with returned bids from subcontractors.
  • Manage incoming information regarding updates to design documents, structural drawings, building department redlines, and architect responses.
  • Translate and incorporate the subcontractor bids into the project estimate.
  • Schedule trade walks with suppliers and subcontractors.
  • Assist Senior Estimator in managing and achieving completion or proposals by the deadlines as updated in the weekly pipeline meetings.
  • Verify the Scope, Cost Summary, and Plans are consistent. Ensure that all documents are completely prepared before the turnover to sales.
  • Assist Senior Estimator in expanding the trade contractor resource database. Assist in developing new trade contractor relationships.
  • Assist in tracking changes to the scope of work from the initial estimate to the final proposal. Work with Senior Estimator to break out additions and alternatives when needed.

The Design Project Manager is a blend of organization, collaboration, creativity and construction. Their primary role is to organize the design process, allocate resources, and maintain timelines for successful project completion. The Design Manager exhibits the skills of a Designer II, in addition to managing resources and personnel required to complete the design process.

Report: Senior Designer

Objectives And Purpose:

The Designer is a unique blend of creativity and construction. You use creative influence to  translate an idea into a tangible custom product for the client. This requires strong interpersonal communication skills to effectively guide clients through the design process from initial sales meeting to project completion.

Position Duties And Responsibilities:

  • Assist in the sale of Design Agreements by attending presale client meetings
  • Understand, translate, and execute the client’s vision within budget parameters
  • Document existing conditions through notes, photographs (will be trained on Matterport operation)
  • Manage and guide client ‘selections and finishes’ approval process
  • Produce and document initial scope of work
  • Develop and present mood boards, selection portfolios, or other presentation materials to illustrate the overall design aesthetic of project
  • Create conceptual space plan and interior elevation sketches to send to the draftsperson
  • Accurately document selections in the Finish Schedule
  • Establish and maintain clear and effective communication channels with all parties both internal and external.
  • Obtain approvals from the client for all specified finishes and ensure that any unapproved finishes are communicated as allowances to the estimator
  • Meets deliverables according to established procedures and deadlines

Required Skills And Competencies:

  • Knowledgeable and current on product lines, vendors, and industry trends
  • Ten or more years of experience
  • Strong communication skills
  • Ability to set and manage expectations for clients and team
  • Diversity in styles and creative influences with the ability to adapt to the design requirements of the client to execute their vision

Superintendent Three is the expertly honed specialist of construction management services. This position has a master level skill set sufficient to handle all projects with only a rare need for input from the Director of Production on technically challenging or high liability construction tasks. Examples could be a full competency in extensive remodels, technically difficult foundations, complicated structural interactions, and high end ground-up custom homes. This position can take underdeveloped high stakes projects and navigate them to successful completion if needed.

Position Duties And Responsibilities:

  • Routinely exceeds expectations set by the Director of Production
  • Self-sufficiently manages projects within their skillset
  • Maintains a complete understanding of the contract scope of work and budget
  • Maintains a complete understanding of each subcontractor’s scope of work and bid
  • Negotiates favorable outcomes where scope holes are discovered
  • Maintains and forecasts project schedule with very high accuracy
  • Reliably and consistently recovers schedule slips
  • Displays expert knowledge of task sequencing
  • Coordinates all material, subcontract, and labor resources needed to perform the project
  • Proactively identifies changes in the scope of work
  • Drafts change orders for review by the Director of Production that require little or no revision
  • Presents and facilitates the timely acceptance or rejection of change orders with clients

Examples could be a full competency in extensive remodels and high end ground-up custom homes.  The project manager excels in communication between all project stakeholders while consistently manages the schedule and budget to optimize the project’s performance.

Position Duties And Responsibilities:

  • Routinely exceeds expectations set by the Director of Production
  • Self-sufficiently manages projects within their skillset
  • Maintains and understands a project scope of work and budget
  • Maintains and takes ownership of project budget
  • Creates/updates scope sheets to contract subcontractors for scope of work to be performed
  • Maintains a complete understanding of each subcontractor’s scope of work and bid
  • Negotiates favorable outcomes where scope gaps are discovered
  • Proactively identifies and negotiates changes in the scope of work between subcontractors and clients
  • Prepares change orders for review by the Director of Production that require little or no revision
  • Presents and facilitates the timely acceptance or rejection of change orders with clients
  • Maintains an expert knowledge of contractual terms regarding change orders, allowances, contingency, and exclusions

  • Contracts all project Subcontractors within the first 20% duration of the project

Objectives And Purpose:

Carpenter Three provides expert level carpentry services and assistance to the supervisor on the job site. Carpenter Three is the acting supervisor while the superintendent is not present and is thoroughly versed in all aspects of the assigned project.

Position Duties And Responsibilities:

  • Follows instruction from supervisor quickly and efficiently
  • Provides feedback to the supervisor on labor and material resource utilization
  • Understands and influences the project schedule by coordinating labor resources in the supervisor’s absence
  • Thoroughly understands the scope of work, project schedule, and budget. Assists in identifying influential factors
  • Shows an expert level skill set of rough and finish carpentry methods and techniques
  • Capable of all framing duties and performs interior trim and cabinetry with expert craftsmanship
  • Has a highly developed skill set in multiple additional trades such as drywall, tile, paint, flooring, etc.
  • Capable of performing and directing others on all carpentry tasks
  • Able to train and advise Carpenter One and Two on techniques and methods
  • Interacts well with subcontractors, and clients; uses good communication skills including empathy and critical thinking
  • Keeps supervisor updated about the build process both verbally and through messaging
