This position has a master level skill set sufficient to handle all projects with only a rare need for input from the Director of Production on technically challenging or high liability construction tasks. Examples could be a full competency in extensive remodels and high end ground-up custom homes. The project manager excels in communication between all project stakeholders while consistently manages the schedule and budget to optimize the project’s performance.
Position Duties And Responsibilities:
Routinely exceeds expectations set by the Director of Production
Self-sufficiently manages projects within their skillset
Maintains and understands a project scope of work and budget
Maintains and takes ownership of project budget
Creates/updates scope sheets to contract subcontractors for scope of work to be performed
Maintains a complete understanding of each subcontractor’s scope of work and bid
Negotiates favorable outcomes where scope gaps are discovered
Proactively identifies and negotiates changes in the scope of work between subcontractors and clients
Prepares change orders for review by the Director of Production that require little or no revision
Presents and facilitates the timely acceptance or rejection of change orders with clients
Maintains an expert knowledge of contractual terms regarding change orders, allowances, contingency, and exclusions
Maintains ongoing task lists and cost code designation for PCB labor resources
Contracts all project Subcontractors within the first 20% duration of the project
Maintains a knowledge of budget impacts and forecasts end performance with a high level of accuracy
Completes job costing to review with Director of Production and CFO monthly
Coordinates all material, subcontract, and labor resources needed to perform the project
Maintains project procurement log to ensure a timely delivery of materials
Assists and reviews Superintendent project schedule with very high accuracy
Displays expert knowledge of task sequencing to appropriately buyout each trade
Manages client expectations on timelines and outcomes
Maintains exceptional communication with client, architect, and other involved parties
Provides advanced notice to parties of selection deadlines or other time sensitive tasks
Enforces quality, safety, and timeliness of all aspects of the project
Trains and mentors Lead Carpenter in all aspects of the project including but not limited to; reading blueprints, understanding Subcontractor proposals, scheduling and client interaction.
Maintains an outstanding KPI performance across all categories
Exercises exceptional judgment, discretion, and problem solving skills
Reviews, approves, codes, and submits subcontractor invoices for payment
Codes and submits other project expenses such as credit card receipts
Follow and suggest improvement in other company construction processes
Required Skills And Competencies:
Possesses five years or more experience or the equivalent skillset in construction management
Possesses knowledge of means and methods to accomplish very creative architecture and engineering
Exercises an uncommonly strong attention to detail and thoroughness in their work
Utilizes excellent communication skills
Highly developed in a personnel management role
Displays an expert level proficiency in the principles of project management
Maintains a positive attitude
Dresses in clean and well-kept attire
Understands blueprint drawings and project specifications at an expert level

Objectives And Purpose:
Carpenter Three provides expert level carpentry services and assistance to the supervisor on the job site. Carpenter Three is the acting supervisor while the superintendent is not present and is thoroughly versed in all aspects of the assigned project.
Position Duties And Responsibilities:
Follows instruction from supervisor quickly and efficiently
Provides feedback to the supervisor on labor and material resource utilization
Understands and influences the project schedule by coordinating labor resources in the supervisor’s absence
Thoroughly understands the scope of work, project schedule, and budget. Assists in identifying influential factors
Shows an expert level skill set of rough and finish carpentry methods and techniques
Capable of all framing duties and performs interior trim and cabinetry with expert craftsmanship
Has a highly developed skill set in multiple additional trades such as drywall, tile, paint, flooring, etc.
Capable of performing and directing others on all carpentry tasks
Able to train and advise Carpenter One and Two on techniques and methods
Interacts well with subcontractors, and clients; uses good communication skills including empathy and critical thinking
Keeps supervisor updated about the build process both verbally and through messaging
Actively engages in future planning of the project by offering assistance to supervisor in construction sequence, materials, and labor demands
Uses tools, technology, and personnel to efficiently complete assigned tasks
Uses company tools and resources as intended and without undue wear and tear
Follows industry standard safety protocols
Maintains company standards of cleanliness and job site conduct
Enforces company policies and procedures in the supervisor’s absence
Communicates with clients, subcontractors, and other employees in the supervisor’s absence
Required Skills And Competencies:
Has five years of carpentry experience and demonstrates an equivalent proficiency in workmanship or better
Maintains a positive attitude
Keeps physically fit; can regularly lift 50 lbs. overhead
Dresses in clean and well-kept attire
Understands blueprint drawings and project specifications
Brings discrepancies and special conditions to the attention of the supervisor
Demonstrates expert skills with basic measurements and tools such as tapes, squares, and levels
Demonstrates expert skills with the use of common hand and power tools such as drills, chop saws, circular saws, table saws, sanders, etc.
