Objectives And Purpose:

Superintendent One provides supervision and management services to the job site. This position has a skill set sufficient to handle many projects without the need for additional supervision, but relies on the expert input of the Director of Production or higher level superintendent for technically challenging or high value construction tasks. Examples could be a full competency in basement finishes, most interior remodels with light structural involvement, and minor additions.

Position Duties And Responsibilities:

This position can take underdeveloped high stakes projects and navigate them to successful completion if needed.

Objectives And Purpose:

The Design Project Manager is a blend of organization, collaboration, creativity and construction. They effectively guide clients through the design process from the time the initial Design Service Agreement is signed to the time it is turned over for construction. Their primary role is to organize the design process, allocate resources, and maintain timelines for successful project completion. The Design Project Manager does not design the project, but oversees that resources are each doing their part in the total creation of the design.

The Designer is a unique blend of creativity and construction. This role uses creative influence to develop a custom product for the client. This role requires strong interpersonal communication to efficiently guide clients through the design process. The Designer has a strong skill set associated with understanding the client’s needs, architectural design elements, popular finish selections, and creating a project that can fit a budget. The Designer leverages others to assist in managing data, communications, scheduling, and other tasks throughout the process.

Objectives And Purpose:

The Senior Estimator builds accurate estimates for upcoming proposals. This role efficiently coordinates a team to accomplish a high volume and speed of estimation. The Senior Estimator has an advanced knowledge of construction methods and cost components.  This role has final ownership of information being handed off to the sales department prior to a proposal delivery.

 

Duties And Responsibilities:

  • Prepare accurate estimates of the projected cost of materials, equipment, labor, subcontractors and other resources for each specific project
  • Forecast and price the most reasonable means and methods of construction
  • Effectively and consistently communicate the status of estimates with Sales and their projected completion
  • Use historical data to efficiently generate rough estimates
  • Coordinate subcontractor bidding to maximize competitive pricing and improve budget accuracy
  • Conduct trade walks with Production Manager, Superintendent, Designer, and Estimator
  • Build final proposals with key cost component budgets backed by subcontractor bids 
  • Recommend and incorporate a reasonable contingency considering risks and unknowns
  • Thoroughly review subcontractor bids for scope consistency
  • Consult Director of Production to evaluate scope difficulties, project schedule, and labor resources
  • Attend all Estimation Kickoff meetings, Design/Estimation Reviews, and Production Kickoff.
  • Lead the Design/Estimation/Sales handoff meeting to present completed work
  • Oversee and perform the conversion of the Estimation (Drive folder) to Job Book

Reporting Relationship: Senior Estimator

 

Objectives and Purpose 

The Estimator is able to dissect a construction project into components and calculate costs. This role requires a technically strong and detail oriented mindset to make sure as much as possible is accounted for in the estimate. This role works through the project theoretically and defines construction means and methods for each step before being handed off to the superintendent. The Estimator leverages software resources, historical data, trade partners, and other construction professionals in the company to assemble the most accurate, complete, and clear cost information about a proposed scope of work.

 

Overview & Principal Responsibilities

  • Assist Senior Estimator in preparation of project estimates. Manage data of projected costs as determined by Senior Estimator.
  • Coordinate bidding of subcontractors and suppliers. Take the total project scope of work and define it by trade.
  • Track which plan sets have been circulated to which vendors and which vendors have returned a bid. 
  • Effectively communicate the status of estimates with the Senior Estimator. Provide information regarding the development and progression of estimates through completion.
  • Assist the Senior Estimator in identifying scope inconsistencies with returned bids from subcontractors.
  • Manage incoming information regarding updates to design documents, structural drawings, building department redlines, and architect responses.
  • Translate and incorporate the subcontractor bids into the project estimate.
  • Schedule trade walks with suppliers and subcontractors.
  • Assist Senior Estimator in managing and achieving completion or proposals by the deadlines as updated in the weekly pipeline meetings.
  • Verify the Scope, Cost Summary, and Plans are consistent. Ensure that all documents are completely prepared before the turnover to sales.
  • Assist Senior Estimator in expanding the trade contractor resource database. Assist in developing new trade contractor relationships.
  • Assist in tracking changes to the scope of work from the initial estimate to the final proposal. Work with Senior Estimator to break out additions and alternatives when needed.
  • Assist in maintaining the filing standards of the Google Drive database. Ensure the Estimation folder is prepared and converted to the Job Book folder at the appropriate time.

  • Develop strong, ongoing relationships with prospects and customers by actively engaging with existing and potential sales leads at least every 5 business days
  • Schedule initial sales meetings with prospects to define scope of work and desired investment
  • Schedule and coordinate the design introduction meeting
  • Meet or exceed defined KPI’s
  • Utilize department resources to facilitate the sales process
  • Coordinate with Production and Design to target upcoming sales dates and timeline for construction
  • Work with Sales Director/Design to create, plan, and deliver presentations 
  • Develop and implement sales techniques and strategy through training, data analysis, and feedback
  • Maintain working relationships with existing clients to ensure PCB’s service is meeting/exceeding expectations
  • Provide weekly status updates to prospects and the management team coordinated with the weekly design status updates
  • Proactively manage expectations and streamline communication throughout the process

Skills and Core Competencies

  • Strong interpersonal and communication skills
  • Basic to intermediate construction knowledge
  • Previous sales training preferred
  • Highly responsive person who is easy to contact by email, phone, text, etc.
